What Is the Real Timeline to Build a New Home in East Idaho?

One of the first questions we hear from buyers is: “How long is this actually going to take?” It’s a fair question — and one that deserves a straight answer rather than the vague “it depends” response you’ll get from many builders.
At Kartchner Homes, we’ve been building homes in East Idaho and Cache Valley since 1996. Here’s what a realistic build timeline actually looks like.
The short answer: 4 to 6 months for most builds
For a standard semi-custom home in our Idaho communities — including Idaho Falls, Rigby, Rexburg, and Ammon — most builds are completed within 4 to 6 months from the date you finalize your selections. That puts us well ahead of national averages, which have stretched to 8 months or more post-pandemic.
How do we move faster? Tight trade relationships built over 25+ years, in-house project management, and a streamlined selections process that keeps decisions moving.
Phase 1: Pre-construction (weeks 1–4)
Before a single shovel hits the ground, several things need to happen:
- Lot selection and purchase or assignment
- Floor plan finalization and customization decisions
- Design selections: cabinets, flooring, countertops, fixtures
- Permit submission and approval (varies by municipality — typically 2–4 weeks in East Idaho)
The biggest delays at this stage? Indecision on selections. The buyers who move fastest are the ones who come in with a clear sense of what they want — or trust our design team to guide them efficiently.
Phase 2: Foundation and framing (weeks 5–9)
Once permits are approved, ground breaks fast. Foundation work in East Idaho depends on weather and soil conditions — late fall and winter builds may see slight delays at this stage. Framing typically follows within a week or two of the foundation cure.
By the end of framing, your home’s footprint, walls, and roof structure are in place. It’s one of the most satisfying milestones for buyers — suddenly the floor plan on paper becomes real.
Phase 3: Mechanical rough-ins and inspections (weeks 10–14)
Plumbing, electrical, and HVAC are roughed in during this phase, followed by insulation and drywall. This stage involves multiple city inspections, each of which must be approved before work continues.
This is where builds at other companies often stall — waiting days for inspectors or rescheduling due to scheduling gaps. Our superintendents schedule inspections proactively so we rarely wait more than 24–48 hours.
Phase 4: Finishes and punch list (weeks 15–20)
This is when your home starts looking like a home. Cabinets go in, flooring is installed, paint goes on the walls, and fixtures are set. Your selections from phase 1 become real during these weeks.
Near the end of this phase, we conduct a thorough walk-through to identify any punch list items — small touch-ups or adjustments that need to happen before keys are handed over. We take this seriously. Our reputation is built on the condition of the home at closing, not just during construction.
