New Build vs. Quick Move-In: Which Is the Right Choice for You?

If you’re shopping for a new home in Idaho Falls, Logan, or anywhere in between, you’ve probably noticed that Kartchner Homes offers two distinct paths: start fresh with a new build, or move into an inventory home that’s already finished or nearly done.

Both are excellent options. Which one is right for you depends on three things: your timeline, your desire for customization, and your tolerance for the process. Here’s how to think through it.

The case for a new build

A new build — what we call a semi-custom home — is built from scratch to your specifications. You choose the floor plan, then make selections across hundreds of details: flooring, cabinets, countertops, fixtures, exterior finishes, and more.

The result is a home that reflects your preferences from the studs out. Nobody else has lived in it. Nothing was chosen to suit someone else’s taste.

This is the right path if:

  • You have a clear vision of what you want and enjoy the design process
  • Your timeline is flexible — new builds typically take 4 to 6 months
  • You want to choose your exact lot within a community
  • You have specific functional needs (extra garage, main floor primary suite, multigenerational layout)

The case for a quick move-in home

A quick move-in home is a Kartchner-built inventory home that’s either finished or in the final stages of construction. These homes are built to our standard of quality with modern finishes — they just don’t wait for a specific buyer’s selections.

The upside is speed. Depending on the home, you could be moving in within weeks rather than months. And because the selections have already been made by our design team, you’re getting a cohesive, professionally curated look without having to make hundreds of decisions yourself.

This is the right path if:

  • You need to move by a specific date — job relocation, lease ending, school start
  • You’re selling a current home and want certainty on your closing timeline
  • You love the idea of a professionally designed home without decision fatigue
  • You find the selections process stressful rather than exciting

What about price?

This is where a lot of buyers assume inventory homes cost less. The reality is more nuanced. Inventory homes are priced competitively, but they aren’t necessarily cheaper than a new build — they reflect the finishes included and the market at time of completion.

The real cost difference comes in unexpected places: with a new build, you control the upgrades and can stay within a budget. With a quick move-in, you pay for what was selected — which may include features you love but didn’t specifically choose.

In both cases, Kartchner Homes is known for including features that most builders charge extra for. Our included features list — updated annually — covers items like quartz countertops, LVP flooring, and smart home technology that others would price as upgrades.

Can I make changes to a quick move-in home?

Depending on where the home is in construction, there may be room to make some selections. Earlier-stage inventory homes sometimes allow buyers to choose countertops or flooring. Completed homes are sold as-is.

The best way to know what’s available is to talk to our sales team directly. We always have a range of inventory at different stages across our Idaho and Utah communities.

The honest answer

Most buyers who walk in thinking they want a new build end up being very happy with a quick move-in once they see the finished product — especially buyers who underestimate how long the selections process takes.

Most buyers who insist on a quick move-in because of timing sometimes wish they’d started a new build a few months earlier.

The best move is to look at both options with one of our sales team members. We can show you current inventory, walk you through available floor plans, and help you figure out which path actually fits your situation.
